Cancellation & Refund Policy

We understand plans can change. Below is our fair and firm cancellation policy that applies to all reservations made directly through our website, by phone, or through third-party booking partners (unless the partner has a stricter policy — in which case the stricter policy applies).Daily & Weekly Stays

  • Cancellations made 14 or more days before scheduled arrival: Full refund minus a $3 processing fee.
  • Cancellations made less than 14 days before arrival, no-shows, or early departures: No refund. The entire reservation amount is forfeited.

Monthly (30+ day) Stays

  • A security/damage deposit (equal to one month’s rent) is required at booking.
  • To receive a full deposit refund, 30 days written notice (email or certified mail) is required before vacating.
  • Less than 30 days notice: Deposit is forfeited, and you remain responsible for the full month’s rent.
  • Early departure does not entitle you to any refund of rent.

Holiday & Special Event Periods

(Thanksgiving, Memorial Day, July 4th, Labor Day, etc., and any dates we designate as “peak” or “no-cancel”)

  • No refunds or date changes within 30 days of arrival.
  • Full payment is required at booking and is completely non-refundable.

Acceptable Cancellation Methods

Cancellations must be made in writing via:

  • Email to: reservations@codebluepm.com
  • Or by calling and confirming with management during office hours

Phone cancellations are only considered official once you receive written confirmation from us.Exceptions (at Management’s sole discretion)

We may make rare exceptions for documented extreme emergencies (serious illness, death in immediate family, natural disaster evacuation orders, etc.). Supporting documentation will be required.No Refunds For

  • Weather (rain, wind, heat, cold, etc.)
  • Early departures or late arrivals
  • Evictions due to rule violations
  • Utility or Wi-Fi outages
  • Personal emergencies without documentation

Reservation Changes

Date changes are treated as a cancellation + new booking and are subject to the same policy above and current availability/rates.
