Code Blue Property Management – doing business for Riverbend RV Park
Effective Date: November 17, 2025
Welcome to the official website of Code Blue Property Management doing business for Riverbend RV Park (“the Park,” “we,” “us,” or “our”). By accessing or using this website (the “Site”) and/or reserving, occupying, or using any RV site, cabin, amenity, or service at our RV park, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use the Site or our facilities.1. Reservations & Payments
- All reservations can be made through our online booking system or by calling the office directly to make a payment.
- A valid credit/debit card is required to secure every reservation.
- Full payment or a deposit (as specified at booking) is due at the time of reservation.
- Monthly guests: Rent is due on the 1st of each month. A late fee of $50 + $5 per day will be assessed after the 5th.
- We reserve the right to refuse service or cancel any reservation at our sole discretion.
2. Cancellation & Refund Policy
- Daily/Weekly stays: Cancellations made 14+ days prior to arrival receive a full refund minus a $3 processing fee. Cancellations within 14 days are non-refundable.
- Monthly stays: 30-day written notice is required to vacate.
- No refunds for early departure, eviction, or inclement weather.
3. Check-In / Check-Out
- Check-in: 2:00 PM | Check-out: 11:00 AM (late check-out fees apply).
- Monthly guests must vacate by 12:00 PM on the final day of paid occupancy unless an extension is pre-approved.
4. Guest Rules & Conduct
All guests and visitors must comply with the following:
- Maximum of 6 persons per site (including children).
- Only one RV and one additional vehicle per site (extra vehicles $10/day, space permitting).
- Quiet hours: 10:00 PM – 8:00 AM.
- No loud music, loud engines, or disruptive behavior at any time.
- Pets: Maximum 2 pets per site. Must be leashed, cleaned up after, and never left unattended. Aggressive breeds prohibited. $100 fine for violations.
- No smoking inside any rental unit, restroom, or building.
- Speed limit inside the park: 10 MPH.
- No fireworks, firearms, illegal drugs, or weapons of any kind.
- Sewage must be disposed of only in approved dump stations or through sewer hookups. Gray/black water on the ground will result in immediate eviction and fines.
5. Site Condition & Liability
- Guests are responsible for keeping their site clean and in the same condition as received.
- We are not responsible for loss, theft, or damage to guest property (including RVs, vehicles, or personal items), regardless of cause (including theft, fire, flood, or storm).
- Guests assume all risk of injury or damage while on park property.
6. Utilities & Services
- Water, sewer, and electric (30/50-amp) are provided as-is. We are not liable for interruptions caused by weather, maintenance, or utility company issues.
- Internet (Wi-Fi) is complimentary but not guaranteed in speed or availability.
7. Children & Supervision
- Parents/guardians are solely responsible for the safety and behavior of their children at all times. Children must be supervised in all common areas, playgrounds, and restrooms.
8. Eviction Policy
Management reserves the right to evict, without refund, any person(s) who:
- Violates these Terms and Conditions or posted park rules
- Creates a disturbance or safety hazard
- Engages in illegal activity
- Damages park property
Eviction decisions are final.9. Damage & Cleaning Fees
Guests will be charged for any damage, excessive cleaning, or missing items. Charges will be applied to the credit card on file.10. Force Majeure
We are not liable for failure to provide services due to acts of God, natural disasters, government orders, power outages, or other events beyond our control.11. Website Use
- All content on this Site is property of Code Blue Property Management and may not be copied or used without permission.
- We reserve the right to modify rates, rules, and availability without prior notice.
12. Governing Law
These Terms and Conditions are governed by the laws of the State in which the RV park is located. Any disputes will be resolved in the courts of that county.
